How much deposit do I need when I make an offer?

In the Oakville and Greater Toronto area, a deposit of roughly 5% of the purchase price is typical, usually due within 24 hours of your offer being accepted. The deposit shows the seller you're serious and is held in trust — it counts toward your down payment at closing.

What are closing costs in Ontario?

Plan for roughly 1.5% to 4% of the purchase price on top of your down payment. The biggest pieces are land transfer tax, legal fees, title insurance, and adjustments for things like prepaid property taxes. A home inspection and moving costs are on top of that. We'll walk you through the exact numbers for any home you're considering, so there are no surprises on closing day.

What is land transfer tax and how much will I pay?

Ontario charges land transfer tax on every home purchase, on a sliding scale — the more the home costs, the higher the rate on each portion of the price. If you buy within the City of Toronto, a second municipal land transfer tax applies on top of the provincial one. Homes in Oakville, Burlington, Milton, and Mississauga only pay the provincial tax — a real savings compared to buying in Toronto.

Do first-time buyers get any rebates or programs?

Yes — several. First-time buyers can get a rebate of up to $4,000 on Ontario land transfer tax, and programs like the First Home Savings Account (FHSA) and the RRSP Home Buyers' Plan let you put tax-advantaged savings toward your down payment. Programs change over time, so we'll make sure you're taking advantage of everything you qualify for.

How much do I need for a down payment?

The minimum in Canada is 5% on the first $500,000 of the purchase price and 10% on the portion above that, up to $1.5 million. Homes over $1.5 million require 20% down. How long does closing take?
